      Hi Claire,

      This roof is outside of the standard 5-year Atlas warranty, it is also just falling outside of the extended 7 years for a peeling roof. But this roof is not just peeling it is clearly rusty which suggests a lack of inspection and maintenance.

      All such claims are put before the board for consideration and this claim was rejected because the owner has a responsibility for inspection and maintenance of their holiday home in the same way you would maintain a house or a car. Red rust takes time to develop and is usually preceded by white rust, which would have been evident if the roof had been subjected to a minimum of a yearly inspection. We are now at the stage where despite this being the first report made for the roof the customer is actually reporting water ingress so it is evident that the roof has not been properly inspected as we would expect. This point is made in the Atlas handbook.

      The cost for this repair will amount to just under £4,000 and due to the above it is felt that the owner has some responsibility in contributing to this cost.

      atlas have rejected claim, customer should have reported it before it got to this stage, i have emailed Jacqui as the roof is still in warranty
